There are quite a few reasons why a first-time home buyer should consider purchasing one of the handfuls of San Diego foreclosures left.   1. Opting for upgrades with the lowest Return on Investment or even too many upgrades - Many new home buyers don't stop to really consider the resale value of their home in the future.   2. Overlooking your choice of lot by not examining thoroughly - Both location and lot shape can have a drastic affect on your surroundings. It's important that the terrain is examined carefully or you may face the possibility of facing the rear of a neighbor's home.

  3. Choosing a community first before anything else - You should be sure to figure out what kind of requirements your lifestyle needs. Once you've narrowed down your requirements, you can then look into communities that meet your specific needs.

  4. Overlooking the "Inspection" clause in builder contracts - There is a new little secret going on in the new home industry. It involves builders sending out contracts with a clause stating that they themselves do not allow home inspections by an independent, third party home inspector until you close on and own your home. Basically, this clause prevents you from noticing any red flags beyond the superficial unless you happen to be a licensed home inspector.

  5. Choosing to not use a buyer's agent - You want to be sure to look for a buyer agent that specializes specifically in new homes. An experienced new home buyer agent will be prepared to work with price negotiations, lot choices and research any future developments around the community.

  6. Selecting the builder endorsed financing company out of convenience - Usually large builders have their own - in house financing company. While they may seem to offer more incentives, you will find that that their financing and "incentives" will most likely cost you much more in the long run. You should always check out all of your financing options before committing to anything.

  7. Believing in and trusting everything you read in advertisements - Remember the good 'ole saying "if it looks too good to be true, it probably is"? Well it's true. You should be sure to always verify everything you've read in real estate advertisements.
